Why would anyone want to live in a condo in Downtown Nashville?
How about:
- The Urban Experience
- Be Close to Work
- Arts, Cultural and Sporting Events
- The Nightlife
- Design & Residential Space
- Easy Access to the Interstate and Airport
- Restaurant Selection
- Diversity of People
At least that’s what the current residents of Downtown Nashville are saying and they are a great group of people. Over 61% of the downtown residents are college grads and 25% hold a post graduate degree. 48% work for companies that are also located downtown and over 47% love the fact that they can enjoy the arts and cultural events as well as a football or hockey game right in their neighborhood.
The downtown crowd also shows some trends that are seen across the state. More people are living single these days than ever before and there is also a significant increase in 2-people households. If you add the separated, divorced and those with a domestic partner to the mix, you get a total of 99% of the downtown population. Most downtown residents are ages 43 and under (68%) followed by baby boomers (27%) and the gender is split right down the middle – 50/50.
If you see yourself in one of these groups, Downtown Nashville may be just the place you’re looking for to live! It’s a fantastic time to purchase a condo because there are so many great condos that have just been completed or will be on the market very soon. They are also spread out throughout the Greater Downtown area.
What is referred to as Greater Downtown Nashville includes the Central Business District (a.k.a. The Core), the Gulch (including North Gulch), North Capitol, Hope Gardens, Sobro, Rutledge Hill and Rolling Mill Hill and they all have wonderful condo developments in their respective areas. Some of the developments are new, large, high rise units while others are in smaller repurposed and/or renovated buildings throughout the city. With so many styles to choose from you will be able to find exactly what you’re looking for.
One of the most important choices you will make before you ever start is to find a Realtor that knows the downtown condo market; what’s currently going on; and what’s coming up in the future. There are also several markets in and around downtown that may also be worth looking at and you will want a Realtor who knows those markets as well.
Downtown living is the newest trend and it’s not going to go away. Though it seems like there is a lot going on, Nashville is way behind on building enough units to fulfill the demand through 2011. That makes today a great time to buy if this is your way of living; having an urban lifestyle; living close to work and play; and helping the earth by living a bit smaller yet still better. Yes, this is the perfect place for you.
