Historic West End

West Nashville is as diverse area in style, price and history. Much of the area west of Nashville has ties to the Battle of Nashville dating back to the civil war. This area also has several world class universities located within its borders; Vanderbilt University and David Lipscomb University with great access to Belmont University.

There are older established homes throughout West Nashville for the first time buyer to multi-million dollar estates. Most of the homes are located on large lots are peppered with an eclectic mix of cottages, cape cods, ranches and even a few Victorians. Since this is an older, more established part of town, there have been many homes that have been completely renovated with the latest and greatest in home improvement.

You will find posh pockets within the neighborhoods of West Nashville as well as eclectic, hip areas for the more adventurous. Most of the West Nashville area has a low crime rate and because of the expanse of private property in all directions, guarantees a level of peace and quiet and only a mile away from Nashville’s major commercial hubs.

There is new development on the West side as well with the shopping center.

West Nashville – The Nations

The memorable state named streets of Sylvan Park continue across Charlotte in this much more affordable West Nashville neighborhood. An eclectic mix of cottages, cape cods, and even a few Victorians await. This is one of the few remaining first ring neighborhoods with affordable home prices – a favorite for rehabbers and first-time buyers. Unrenovated options start below 100k and a neighborhood median of just $95 per square foot.

West Meade / Hillwood

West Meade is a tree-hidden pocket of 1950s and 1960s ranch homes, located west of Harding Road/West End Avenue. As with Belle Meade, the expanse of private property in all directions guarantees a level of peace and quiet only a mile away from Nashville’s major commercial hubs.

Rolling treed lots are the norm here. This area’s popularity, safety and top-quality construction have lead to an explosion in property values. So popular in fact, that tear-downs and new construction are now a part of the market. Expect to pay $160 to $190 per foot for one of these gorgeous 1800 to 2400 square foot homes.

Sylvan Park / Sylvan Heights

The area known as Sylvan Park is located between Murphy Road and Charlotte Pike and from 46th Avenue South to 54th Avenue. Today it is one of Nashville’s most popular destinations for those on the hunt for an eclectic, hip area. An active neighborhood association has played a key role in the rejuvenation of this once working class neighborhood. A delightful mix of bungalows, cape codes and even a few Victorians in bright sherbet colors have made Sylvan Park one of the trendiest areas in town. Sylvan Park even boasts a community center with shops, cafes and personal service businesses.

Expect a listing price of approximately $180 per foot in Sylvan Park.

On the other side of the tracks, literally, Sylvan Heights was formally a collection of smaller neighborhoods that banded under one name in 1996 in tribute to a collection of several of Nashville’s highest hills. Sylvan Heights is one of the few remaining first ring neighborhoods offering affordable housing from the mid-100s to the low 300s. Offering mostly small cottages and bungalows, Sylvan Heights is a popular destination for first-time buyers and young families. This is also the location of the popular Normandy Place condominiums.
